A large country house with large gardens and child and pet friendly which is open all year – close to glorious beaches, the city and many attractions. Sleeps 6 people, plus 2 double sofa beds. It has always been 4* graded by Quality in Tourism.
Come home to the big hot tub and sauna, large gardens and comfy sofas after a day out and about and relax!
The most used entrance has grab handles fitted for ease of entry and is tiled with a large dirt-trapping mat. There is hanging space for some coats and a spacious shoe rack, plus the recycling system of bins. It opens out on the sun lounge and goes through to the kitchen.
The second entrance by the hot tub patio has narrow wheelchair accessibility with a ramp and leads past the groundfloor bathroom / sauna complex to the hall/dining room / bedroom / kitchen and stairs. For more details about the Spa and sauna see here
Spacious, Sunny Living Room
Spacious, sunny living room with roomy sofas and relaxing chairs. Flat screen TV with integral DVD player and separate video player. Ceiling fan for those hotter days, and mood lighting for winter cosiness. Blinds for more privacy reduce the sun’s glare plus curtains. Patio doors open out onto the main garden for ease of access. One of the sofas converts into an extra kingsize bed so the house can sleep 10 at a pinch.
Large, blue dining room with table and chairs and large sideboard with a huge mirror. Fruit bowls and plenty of storage. Large charts and maps of the area on the walls. High chairs for children available.
A well appointed kitchen with a fridge / freezer, electric cooker, dishwasher and a washing machine. Along with many more appliances & utensils such as blenders, a kettle, Cappuccino machine, toaster and glassware etc
Lots of bowls, mixing dishes, casserole dishes and pots and pans for your culinary delights and creations, plus graters, baking moulds (including muffin moulds for kids cooking lessons!). Cafetiere and teapot and jugs abound. Stainless steel insulated mugs as well as porcelain for those tea and coffee drinkers. Plus plates in a variety of sizes so you won’t run out, along with cutlery!
We also have a selection of cooking books to help you get inspired! We can also arrange for a professional chef to create a special meal for you.
Two king-sized double bedrooms on the first floor.
Two king-size double bedrooms (one of which could be a twin or super kingsize bed otherwise) upstairs with plenty of cupboards, hanging space and hangers. Blackout curtains thoughout. Fans if necessary.
Twin room with full-sized bunk beds and chest of drawers. Mood lighting, reading lights and fan cooler.
Family Bathroom with full-sized bath and an over shower with screen. Toilet and wash basin.
Ground Floor Snug
Ground floor low level kingsize double room on a high quality sofa bed or snug lounge / playroom with pigeon holes filled with books, tourist information and games. Plus extra chairs and a fold away table. Patio doors lead out into the country garden and a patio, which then leads to the hot tub and wet room / sauna.
N.B. This is the most suitable bedroom for use by accessibility / mobility limited guests as it is on the ground floor and has full access to the wetroom / sauna suite on the ground floor level.
Garden – spacious, mature and private.
2 large lawn areas one more peaceful than the other give sun from early morning to the evening.
Mature Bramley apple tree gives shade in one area. Luscious red roses and climbing hydrangeas grow up the house and there are spring and summer bulbs planted in many of the flower beds. With the uber-large greenhouse, please do not allow children to play football on the top lawn. The garden isn’t totally dog-secure but you can have a lawn stake to tie your escape artist to if you wish!. Please clear up after your pet or the lawnmower spreads the mess! Private large patio which has the gas BBQ and hot tub on it, and access into the spa suite, makes up the rest of the garden. This is the midday to evening suntrap. Here the planting is for vibrant colour in the Summer with more bulbs, grasses and semi-exotics! Outside lighting and power make it useable all year round. A large wooden box also contains mats to put down for children to play on a large gym/Pilates ball and other outside toys. Large patio table and seats plus sun shade are ready to serve you.
Round the other side of the house there is a good-sized black garden shed which is ideal for bike storage, and also contains bike repair kits, cleaning materials and the tumble drier. Boots and waterproofs storage. Lockable if necessary. Hose for cleaning off pets , boots and bikes here too. More seating for that first cup of tea in the morning watching the sun rise….or the stars in the black sky at night! Really magical with no light pollution.
We have plenty of car parking on tarmac, so very access friendly and great if you are having a family get-together with extra friends coming in for a day..
Each room Benefits from being light and airy with plenty of storage / hanging facilities.
The curtains are blackout.
Other Facilities included are:
- Welcome pack including milk, tea and coffee and a surprise! – possibly chocolates, pain au chocolat etc – depends who is coming – we like to make it personal! Plus: cling film, tin foil, olive oil, some sauces, salt and pepper, cleaning materials, dishcloths, tea towels and spare toilet rolls! Yes – we like to be generous!
- Bedding & towels are included but NOT towels for use with the spa hot tub and sauna. Please BRING YOUR OWN “beach” towels ” for this.
- We also recommend that each person brings a dressing gown and slippers/clogs – it makes the spa suite easier to use..
- A child cot and high chair are available free of charge. Also baby monitor/ bottle warmer £5pw.
- Central heating throughout (Oil) if needed. We have the heating separated into upstairs and downstairs so there is less wastage, more efficiency, less of a carbon footprint and easier adaptablility for your convenience. Hot water is from solar panels as well as oil.
- TV, DVD and video player
- Hi-fi – Cassette, CD and radio
- FREE Wi-Fi Internet access – ask for the access code, some limited speeds and reception, you may work in the clinic if you need to when it is open if that helps.
- Large Patio table and chairs and sun canopy for 8
- Selection of books, incl recipe books, some toys and tourist information
- Comprehensive information handbook – e.g. best pubs, local butchers, full list of emergency numbers etc Recommendations from previous guests and the owner!
- Secure shed for bicycle storage and drying outdoor clothes and boots

- Gas BBQ and cooking implements – please clean thoroughly before you leave or you will be charged extra.
- Tumble dryer and drying racks both for inside the house and outside.
- Mops and buckets, outside brushes
- Vacuum cleaner, cleaning cloths and some cleaning fluids – all bio-degradable and child-friendly (more can be purchased from the “Extras” list via the Clinic). They are made by GNLD – order more here
- Footballs, tennis balls and frisbees etc
- Mini-football goal and other games sets
- Outside teak benches and chairs to relax in
- 2 patios for morning and evening sun
- Large lawn area that gets the sun all day long.
- Outside lighting, including lit parking area
- Tarmac parking – we can cope with motorhomes and caravans too! Please speak to Gayle about this option if you have your own, there is a charge. Electricity available.
- Please note that mobile reception can be variable everywhere on the Manhood Peninsula (Its very flat land!). Orange is especially poor. Therefore iPhone / Android internet reception etc can also be a problem.

The decor has been carefully designed using the principles of Feng Shui – to enhance the energy and ambience of the house. Hence the rooms in the southern part of the house are brightly coloured – ie the principal bedroom is yellow for example, and those in the North facing areas a more blue / mauve eg second bedroom and the Snug downstairs.
Ready for use now! A large, luxury cedar hot tub / spa plus disabled-access wet room and sauna and new patio area!

Living Elements is suitable for partially disabled and wheelchair dependent clients, but not those who require the use of a hoist for transfers.

There is direct wheelchair access via a permanent ramp from the jacuzzi patio. The other access doors have hand rails / grips by the doors and low cills.
There is a disabled-use toilet with access bars on the ground floor and a walk-in shower with a moveable shower seat. The access distance for the shower is 490mm wide and there is a small lip to step over. There is NO wheelchair access to a handbasin here.
The downstairs bedroom has a moveable, low level kingsize double sofabed. It is suitable for some hoists as they can fit underneath the bed and has a standard doorway (730mm) and it is wheelchair accessible but its a close squeeze. It looks out onto the jacuzzi patio garden via sliding French doors which have a step to the patio level.
All rooms downstairs are wheelchair accessible and have either short pile carpets or tiles. All the windows are low level to ensure plenty of glorious daylight and views onto the garden. Note There are some small level changes.
There is no wheelchair access to the first floor or a stairlift. The stairs are moderately steep but do have a hand rail. There is a low height bath upstairs with overhead shower. An extra over-the-bath seat is available for transfers but moderate mobility is required. Shower mats etc are standard.
For those who are partially sighted, the flooring, door and walls are of contrasting colours and textures. Many of the kitchen cupboards are low level for storage etc.
The jacuzzi is not available for use if you have not got good balance and are flexible as it is free-standing on the patio. The sauna is partially accessible for those with moderate movement problems. Note: It should not be used by those with high blood pressure problems etc. For more details ask Gayle for the Sauna / jacuzzi safety guidelines. Children MUST be supervised at ALL TIMES around the hot tub.
There are paved, wide walkways all around the house for accessibility and to enjoy the large garden. Parking: There is lots of spacious parking, shared with the complementary health clinic and house opposite, on tarmac. The garden is enclosed by a hedge and accessed by a choice of two gates. Wheelchair storage in the outside, lockable black shed.
I can arrange for surgical waste sack disposal and usually have spare sacks. This service is billed separately.

There is also a possibility of space for camping in tents and limited hard-surface space for caravans if you are in need of extra accommodation!
Please remember: The cottage and all furniture, fittings and effects in or on the property must be left in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning. You must report and pay for any damage, loss or breakages in the cottage during your stay.
Only guests named on the booking form are permitted to stay unless agreed with the owner – this includes extras staying in tents / caravans or on the floor in sleeping bags etc! This is a site safety issue in case of fire etc. If this is contravened we deem that you have broken your contract of hire with us, and you can be asked to leave IMMEDIATELY, with no recourse and with no repayment of any monies for whatever reason. Any extra guests are charged at £75 per person per night regardless of where they have slept and if they have used their own bedding or not.
Just down the road there is a superb FREE playground – at Sidlesham Football Club. Lots of parking and room to run around to burn off some steam!
